APPLYING FOR A TENANCY WITH TENANT LINK

If you find a property with Tenant Link, we try our best to make the process as easy as possible for you. We do however have to collect and perform certain obligations for our landlords which includes vetting all tenants.

APPLYING FOR A TENANCY WITH TENANT LINK Is Very Easy

 

  • Holding Deposit & Contract

Before we enter into this process, we ask you to sign a holding contract and pay a holding deposit (equivalent to one week’s rent) on the property, this allows us 15 days to complete references and ensures the property cannot be let to someone else during this time.

By completing a referencing form, you are agreeing to your information being used for a Tenancy reference Check.

 

  • Right To Rent Check;

We are required by law to carry out a Right to Rent check. Under Section 22 of the Immigration Act 2014 Landlords and Agents are responsible for checking that all tenants and occupiers have the “Right to Rent” in the UK.

  • Affordability Checks

Affordability checks will be completed on all applications received. You will be assessed on your employment annual salary which must be a minimum of 30 x the monthly rental amount.

  • Guarantors

If your affordability is not quite enough, you will be required to have a personal UK based guarantor over the age of 25 years old, who must be a homeowner in the UK and show they can afford to act as a guarantor for you e.g. earning at least 35 x the monthly rental amount.

  • Rent in Advance

Depending on your circumstances, you may be asked to pay rent in advance to be accepted as a tenant.

 Please find the below overview of Tenant Link’s referencing criteria & process:

Working professionals and student applicant tenants will be required to complete an online application form and provide the following documents and information within 24 hours of paying the holding fee:

Passport / driving licence / birth certificate.
 – Visa’s and resident permits for non-British Passport Holders.
 – Right To Rent Share codes for non-British Passport Holders. (All applicant tenants are required to prove that they have the Rights To Rent in the UK)

You will be required to provide the following documents to prove your income.

– Last three months UK bank statements with proof of employment income and current address
 – Credit check results created by www.clearscore.com

Tenant Link, the landlord of the property that you are applying for or a third party referencing company will be obtaining references from your current employer and landlord given on your application form.

Student Applications will be required to provide the above information (other than employer details) along with the following:
 – Student offer letter from the University of their studies
 – Student ID card

– ( UK Guarantor details)

 If you require a guarantor, the guarantor must be over the age of 25 years old, a home-owner in the UK and have adequate income.
 All guarantors will be required to complete an application form providing information including employment details and then sign a guarantor agreement that declares that they will pay the rent if the tenant fails to pay.
 The following is required from the guarantor prior to any agreement being signed –
 – Passport / or Birth certificate / driving license
 – Proof of ownership – this can be a mortgage statement or a land registry search.
 – Credit check created by www.clearscore.co.uk
 – Last three months UK bank statements with proof of income and current address

 If the Applicant / guarantor is self-employed, we are required to complete further affordability checks and will request additional documents e.g;

 – Last three months UK bank statements with proof of income, name and current address
 – Tax return for the past 3 years
 – Accountant details for Tenant Link to obtain a reference

 If you have recently arrived in the UK, most landlords will ask tenants to pay rent in advance and show proof that you can afford to pay all costs associated with living in the UK. Please ask a member of the team at Tenant Link if you require more information regarding this.

 Once all the terms have been agreed and references have been completed, we will draft an assured short hold tenancy agreement for a minimum of six months.
