Our Landlord Services:
Once the property is ready for letting, Tenant Link will find a highly vetted tenant that is suitable to the property. It is then up to the landlord to decide which avenue to pursue in relation to which management service is required.
With legislation and landlord’s responsibilities continually changing and tenants becoming more demanding, it is essential that an appropriate management package be devised to cater for the individual needs of each and every landlord. Tenant Link can tailor the ideal service package for you.
Tenant Link have the strongest commitment to quality and takes the landlord’s trust in us very seriously. We operate a strict code of practice ensuring customer excellence and continuity in all aspects of our everyday business, thereby giving landlords the peace of mind to fully appreciate the benefits of allowing Southampton’s premier lettings agency to deal with the renting of their property. In every instance Tenant Link treats a landlord’s property as if it were one of its own.
For those landlords who prefer to look after the day to day running of their property, the Let Only option is the ideal package when management is not required.
Let Only
Our experienced and knowledgeable ARLA Propertymark trained staff will advise on the potential rental income and will then market your property in such a way so as to attract the preferred applicants. Our exhaustive vetting and reference procedures ensure only the most suitable candidates become tenants. After a suitable tenant has been found and our extensive vetting process has been completed, we will then obtain the first months’ rent as well as a security deposit equivalent to five weeks rent. The deposit is then transferred to the landlord to protect in a deposit scheme of their choice. Finally, a legally binding tenancy agreement, complying with the Housing Act 1988, is drafted to incorporate and safeguard the interests of all the parties. If both the landlord and tenant wish to renew on expiry of the tenancy agreement, Tenant Link can draft a new contract and arrange contract signing for all parties.
As we treat all our landlords as individuals, please contact us to enable us to tailor our services and fees to suit your needs.
The Half management option has been designed for the landlord who does not have the time to deal with all the complexities of letting and management but still wishes to play an active role in the running of the property.
Half Management
This option includes all the benefits of the Let only package but provides further peace of mind by ensuring the rent is collected and swiftly transferred to the landlord’s account every month without hassle. The landlord will receive a detailed monthly statement and spreadsheet documenting all transactions to date.
As we treat all our landlords as individuals, please contact us to enable us to tailor make our services and fee for you.
The Full management option is a comprehensive package designed to remove all the time consuming aspects associated with property letting and management. The full management option provides the landlord with maximum level of service at the most competitive rates.
Full Management
This option encompasses all of the benefits of the half management service with the added incentive for the landlord to have the disposal of the Tenant Link maintenance department. The maintenance department is an independent department, staffed by a management team coordinating an array of professional trades persons that work closely with the lettings department to ensure full professional supervision of the property. The maintenance team will evaluate a situation and liaise with the property manager providing a full detailed report. The property manager will then consult with the landlord before any major work is authorised.
The maintenance department also carries out periodic property assessments and inspection to keep you up to date with the condition of the property and to ensure the tenants are conducting themselves in a satisfactory manner. As a fully managed landlord, Tenant Link will carry out a comprehensive video inventory of the property before the tenants move in and protect the deposit on your behalf. The deposit is then held in a ring fenced client account, in order to administer the return of the deposit when the tenant moves out.
As we treat all our landlords as individuals, please contact us to enable us to tailor make our services and fees for you.
From minor maintenance works to full property refurbishments, Tenant Link can arrange and assist in the management of any works required by using highly competitive priced contractors. If you would like more information, please contact our Maintenance Team on 02380 366555
With the recent changes in the law, Tenant Link have identified that even the most experienced Landlords require additional help with managing their properties. Therefore we have created the Letting Only Plus to tailor make our services to suit the requirements of individual Landlords
Let Only Plus
We offer a comprehensive video inventory service recorded for you to watch at home. This records the exact condition internally and externally and utility meter readings of the property before the tenants move in. With the legislation regarding deposits, a comprehensive inventory is essential if you are to prove any damages.
As it is a legal requirement to protect any deposits received, we can assist in the registration process on behalf of landlords in setting up an account with the custodial scheme and forwarding the deposit into the scheme on their behalf in order to protect deposit. We can also arrange for all future payments to be paid directly to the landlord by standing order and ensure this is set up before the second month’s rent is due.
LANDLORD FEES SCHEDULEAlthough we are required by law to advertise our fees, as an Independent Letting Agent we offer tailored packages to suit each individual landlords needs. With this in mind, we recommend that you contact our office to discuss this further and arrange a free no obligation landlord appraisal where we can offer you discounted rates. | |||
