Let Only
Our experienced and knowledgeable well trained staff will advise on the potential rental income and will then market your property in such a way so as to attract the preferred applicants. Our exhaustive vetting and reference procedures ensure only the most suitable candidates become tenants. After a suitable tenant has been found and our extensive vetting process has been completed, we will then obtain the first months’ rent as well as a security deposit equivalent to five weeks rent. The deposit is then transferred to the landlord to protect in a deposit scheme of their choice. Finally, a legally binding tenancy agreement, complying with the Housing Act 1988, is drafted to incorporate and safeguard the interests of all the parties. If both the landlord and tenant wish to renew on expiry of the tenancy agreement, Tenant Link can draft a new contract and arrange contract signing for all parties.

Half Management
This option includes all the benefits of the Let only package but provides further peace of mind by ensuring the rent is collected and swiftly transferred to the landlord’s account every month without hassle. The landlord will receive a detailed monthly statement and spreadsheet documenting all transactions to date.

The Full management option is a comprehensive package designed to remove all the time consuming aspects associated with property letting and management. The full management option provides the landlord with maximum level of service at the most competitive rates.
Full Management
This option encompasses all of the benefits of the half management service with the added incentive for the landlord to have the disposal of the Tenant Link maintenance department. The maintenance department is an independent department, staffed by a management team coordinating an array of professional trades persons that work closely with the lettings department to ensure full professional supervision of the property. The maintenance team will evaluate a situation and liaise with the property manager providing a full detailed report. The property manager will then consult with the landlord before any major work is authorised.
The maintenance department also carries out periodic property assessments and inspection to keep you up to date with the condition of the property and to ensure the tenants are conducting themselves in a satisfactory manner. As a fully managed landlord, Tenant Link will carry out a comprehensive video inventory of the property before the tenants move in and protect the deposit on your behalf. The deposit is then held in a ring fenced client account, in order to administer the return of the deposit when the tenant moves out.

We offer a comprehensive video inventory service recorded for you to watch at home. This records the exact condition internally and externally and utility meter readings of the property before the tenants move in. With the legislation regarding deposits, a comprehensive inventory is essential if you are to prove any damages.
As it is a legal requirement to protect any deposits received, we can assist in the registration process on behalf of landlords in setting up an account with the custodial scheme and forwarding the deposit into the scheme on their behalf in order to protect deposit. We can also arrange for all future payments to be paid directly to the landlord by standing order and ensure this is set up before the second month’s rent is due.
